The National Institute of Statistics (INE) has recently published a new report from the Urban Indicators project, which offers different information on living conditions in 126 cities in Spain, in addition to nine conurbations and 70 functional areas around the main cities.

Among them was life expectancy at birth, which represents the average number of years a person is expected to live from the moment of birth, with population data from 2020.

Four municipalities , all of them in the Community of Madrid, exceeded the average age of 85 years : Majadahonda, Las Rozas de Madrid, Pozuelo de Alarcón and Rivas-Vaciamadrid. At the opposite extreme, only three of the cities studied had a life expectancy of less than 80 years: Ceuta, La Línea de la Concepción and Melilla.

With this information, we cross-reference life Phone Lead expectancy data with housing prices for sale and rent in these locations currently offered on idealista, whose latest report was published for the referenced prices in the month of May.

Cities with the highest life expectancy have high sales and rental prices
According to the INE life expectancy classification, the prices of housing for sale in the 'top 3' are among the highest on the list . Majadahonda (3,537 euros/m2), Las Rozas de Madrid (3,074 euros/m2) and Pozuelo de Alarcón (3,555 euros/m2) have the most expensive values, only surpassed by Getxo (3,643 euros/m2), in fifth position by Life expectancy.

The rest of the towns with the highest life expectancy are already below 3,000 euros/m2, where Vitoria (2,553 euros/m2) and Alcobendas (2,350 euros/m2) also stand out, seventh and eighth, respectively on the INE list. .

The most 'affordable' within this 'top 10' of towns with the highest life expectancy are Rivas-Vaciamadrid (2,381 euros/m2), Alcorcón (2,350 euros/m2), and the two towns that fall outside the 'canon' of great city: they are Ávila (1,191 euros/m2) and Ponferrada (776 euros/m2).

In fact, the León municipality is the only one that has seen its prices fall in the last (-1.6%), while in Ávila (12.2%) they exceeded two figures of increase. Behind them, the increases in Alcobendas (6.2%), Alcorcón (5.2%) and Pozuelo de Alarcón (5%) stand out, reaching maximum prices in the historical idealista series.

In the rental market , the same trend is maintained as in the purchase and sale market, and Pozuelo (13.4 euros/m2/month) and Getxo (12.6 euros/m2) have the highest average prices, although between them Majadahonda, the leader in life expectancy in Spain, sneaks in, with 12.8 euros/m2 per month rent.
